I have seen a few FSBO signs recently in my travels around the island, some newly installed and others that are faded and falling over. Here is why you need a real estate professional.

Market Knowledge
A real estate professional knows current market trends and conditions. A real estate professional is an impassioned expert, they will price your house correctly. Homeowners are typically biased and unless they stay up on the market, viewing homes in their area, assessing recent sales data, they can be wildly optimistic. Homeowners rarely price their home realistically.

Homeowners Don’t Have the Time
Marketing a home, making time to respond to all inquiries quickly and accurately takes an enormous time commitment. If you don’t believe me, check out Zillow, their experts believe you need to respond to an inquiry in 10 minutes or less.

A Homeowner is too emotionally involved in THEIR home and not viewing it as another house on the market. They may be overly sensitive to comments by strangers coming through their front door. Or in their haste to sell they conveniently forget to disclose issues with the home or not even knowing that there are disclosure statements required.

Understanding Buyers
Are you spending your time with tire kickers? Are the buyer’s qualified? Do you know how to ask if someone is qualified to purchase? A real estate professional will know what a buyer can afford before they begin setting up showings.

Marketing and Promotion
A professional real estate agent will present your house in print and online better than you. A couple of snaps with your iPhone doesn’t cut it. You will need lighting, wide angle lenses, staging assistant, and post directorial skills, ie Photoshop and Lightroom to make your home pop. An agent knows who to call.

Saving Money
Be honest.
The single important factor to you trying to sell your home is that you believe you in commission fees. Let me dispel that thought.

A buyer knows what percentage in fees are paid to the agents. They will use that as a tool to work you down on your price. They want that 6% in their pocket, not yours.
